Separate recurring costs
A website can have a domain-renewal cost, hosting cost, software or plugin licences, payment-gateway fees and a maintenance retainer. Ask which of those are included in the quote.
Maintenance depends on the platform
A WordPress site may need core, plugin and theme updates. A custom static site has fewer moving software parts but still needs hosting, monitoring, backups and code changes when the business wants updates.
Content edits are a separate question
Some maintenance plans include a fixed amount of text or image changes. Others cover only the technical health of the site. Confirm how new pages, products or campaign landing pages are billed.
A backup is useful only if it can be restored
Good maintenance includes knowing where backups are stored, how often they run and how a restore would work after a failure or bad update.
